Use of this site and our services is subject to the following terms and conditions.
- The owners of the UK Property Swap web site - Alun Thomas and Ann Hansen
- A person who has a property advertised on our service.
- A person viewing our site without advertising a property.
Our site is intended to allow Members to advertise their properties to other members and to non-members. We act solely as an advertising venue, and are not responsible for the content of members adverts.
Members are not allowed to include telephone numbers, email addresses or web site addresses in their adverts. If we find any of these details in an advert, we will remove them.
Our site provides a tool for members to exchange messages with other members. This is intended only to allow a member to find another member with whom they wish to swap properties.
All correspondence must be directly related to properties that are listed on this website.
It is not permitted to contact members about, or enter into correspondence about a property that isn't advertised on this website.
Members are allowed to use the messaging system to exchange contact details (eg: email addresses or phone numbers). Use for any other purpose (either private or commercial) is not permitted.
Messages between members are not public, but they are not entirely private either, since we may save and/or view them to detect or investigate abuse of the messaging system.
Non-members may not use the messaging system.
By creating and advert for a property, a member asserts that they have a legal right to advertise that property for sale (eg. that they are the owner, or are an estate agent acting for the owner).
By creating and advert for a property, a member also accepts full liability for the contents of that advert (textual description and images of the property).
We are not able to check the accuracy of information posted by members (in property adverts, and in messages) and so accept no liability for any information contained in property adverts, or in messages between members. We reserve the right to make grammatical and spelling corrections to advertisements as and when deemed necessary.
As our role is limited to acting as an advertising venue, and introduction service, we can not accept any liability for losses or damages incurred through use of our service, or through transactions between members.
Transactions (including property swaps, sales and purchases) between members are entirely at their own risk. Members are advised to engage appropriate professionals to check all aspects of any proposed transaction.
Our usual fee is £29.99 per property advertised. Special rates may apply for multiple property listings. From time to time we may introduce special offers.
Once paid, adverts will be displayed until you have sold or swapped your property (or until you ask us to remove it).
Exception: adverts placed under our introductory free offer are valid for one year, after this period has ended, properties can be re-listed under the normal terms of £29.99 per property.
Adverts placed by one person cannot be transfered to another person.
Once an advert is reviewed by us and placed live, you may edit the content and photos as you wish, but it is not permitted to change the description and photos to show a completely different property.
By the member
A member can cancel an advert at any time, by notifying us by email. If cancelled within 7 days of payment, we will pay a full refund of the advertising fee. After this point, we will not pay a refund.
Note: if all of a member's adverts are cancelled, then they will no longer be allowed to contact other members.
For abusive use
If a member abuses our system, then we reserve the right to cancel their membership (and adverts) without any kind of refund - we will normally try to persuade the member to change their behaviour before cancelling their membership, but in extreme cases, we may cancel their membership immediately.
For other reasons
If we have to cancel a member's advert for any reason (other than abusive use) then we will offer a full refund if the advert is cancelled within the first 3 months of listing, after this point we will not offer a refund.
Expiry and Renewal
Normal property adverts are valid until you sell or swap your property. However, adverts placed under our initial free offer will expire after 1 year. On expiry, an advert will no longer be shown on our site. If the member has no other live adverts then they will no longer be allowed to exchange messages through our system with other members.
Adverts listed under our Agent or 'Multi listing' special discounted rates are valid for one year only.
Before a member's advert expires, we will contact them on their registered email address to inform them, and to give them renewal instructions.
After renewal, an advert will be valid for an indefinite period.
If a member renews an advert after it has expired, they may have to upload their description and images again.
Members must own the copyright of the text and images used in their property adverts.
By advertising a property a member grants us permission to use their text and images to promote their property on our site, elsewhere on the internet, or in other media (for example magazine adverts).
Unless explicitly noted, we retain copyright on all other material on our website. You must obtain our express permission before reproducing any of it.
We will not disclose a member's personal details, or contact information to any other party without obtaining their permission. The only exception to this is if we believe a member has committed a crime, in which case, we reserve the right to disclose all relevant information to the appropriate authorities.
